A hairline line across a garage floor can look harmless during an open inspection. A crack that continues through tiles, walls, door frames, and external brickwork is a different matter altogether. Knowing how to spot slab cracks helps you ask the right questions before signing a contract, accepting a new-build handover, or committing to an expensive repair.

Concrete cracks for several reasons, and not every crack means the home has a serious structural problem. The issue is context: the crack’s location, width, direction, whether it is changing, and whether other parts of the building show signs of movement. A careful inspection looks beyond the concrete itself.

How to spot slab cracks during a property inspection

Start with areas where the slab is visible. In many homes, that means the garage, laundry, porch, alfresco, paths, and exposed concrete around the building. Inside the home, the slab is usually concealed beneath carpet, timber, tiles, or vinyl, so you need to look for indirect evidence of movement.

Take clear, dated photos of anything you find. Place a ruler or tape measure beside wider cracks for scale. This is useful when obtaining advice, comparing future movement, or negotiating before purchase.

The following signs warrant an independent building inspection and, where appropriate, further engineering advice:

  • Cracks that are visibly widening, have been repeatedly patched, or have noticeably uneven edges.
  • Cracks accompanied by sloping floors, loose tiles, separated skirting boards, or gaps around doors and windows.

Separate shrinkage from structural movement carefully

Shrinkage cracks often occur as concrete dries and cures. They are usually narrow and may form a random or lightly patterned network on a garage floor or external path. They can be unsightly, but they do not necessarily affect the slab’s capacity or the home’s structural performance.

Movement-related cracking is more likely to show change or consequences. The crack may be wider at one end, appear beside a corner, create a height difference, or coincide with wall cracking and distorted openings. Are there engineering reports, permits, warranties, invoices, or insurance records? Has the crack changed since the owner purchased the home?

For a newer property, ask whether the builder has recorded the issue and what rectification is proposed. Do not rely solely on a promise to fill and paint a crack. The appropriate repair depends on the cause. Cosmetic patching may be suitable for a stable shrinkage crack, while active movement requires a more thorough diagnosis before repairs are selected.

If the property is being sold at auction, organize your due diligence early. You may have limited time to inspect, request documents, obtain specialist advice, and factor likely repair costs into your bidding limit.

A pre-purchase building inspection is not simply a list of visible marks. It is an evidence-based assessment of what can be reasonably observed on the day, including the relationship between cracking, floor levels, moisture, drainage, and building alignment.
